The Real Estate Degree Apprenticeship has been specifically developed by Northumbria University, the Royal Institution of Chartered Surveyors (RICS), the industry, and partner education providers to address current skills gaps in the profession. It combines vocational skills and the most up-to-date workplace practice with academic learning to give you the knowledge and experience that employers are looking for.

Professionally-accredited, multidisciplinary and challenging, from the very start of the apprenticeship, you will gain the skills and expertise to acquire and dispose of property and, value, manage and develop property as a career.

Developed in collaboration with industry and the Royal Institution of Chartered Surveyors (RICS), our apprenticeship seeks to:

  • Ensure accessibility for a range of talent into an exciting profession at a time of great change.
  • Bridge skills gaps by combining vocational skills and cutting-edge knowledge developed in the workplace with academic rigour, and research rich learning and teaching provided by Northumbria University.
  • Embed the broader commercial acumen and digital literacy required to succeed and drive the continual improvement of the profession. 

Apprentices study a diverse curriculum which embeds digital literacy and business and management leading to RICS accreditation and full chartered status within six months of completing their apprenticeship.

How does it work?

In partnership with Northumbria University, your organisation will support the learner at work to achieve their apprenticeship. Whilst studying the apprentice will be required to work full-time (for at least 30 hours a week) in your workplace, and will be supported through learning at work, training and study to achieve the requirements of the apprenticeship standard.

The programme runs between four - five years and learning will take place on campus. Timely face-to-face contact will be essential and all learning and teaching materials will be available via a virtual classroom and accessible to all students remotely.

Both apprentice and their line manager will be supported by university staff throughout the programme. This will include access to online support materials for line managers.



Fees and Funding

Apprentice Funding  

An apprentice has full-time employment status rather than student status.  Apprentices do not pay for training costs as these are covered by the employer, however please note apprentices are not entitled to apply for any Student Finance.

Employers Funding 

Levy Payers:

Since April 2017 all employers with a payroll of over £3 million automatically pay an Apprenticeship Levy. The levy is set at a rate of 0.5% of the total pay bill minus a £15K allowance. Levy payments may be used by the employer within a 24-month period to cover apprenticeship training costs.

As a business paying the levy you will report to HMRC through the PAYE process. Once you have declared the levy to HMRC, you will be able to access funding for apprenticeships through a new apprenticeship service account. The online service account will give you the opportunity to select the apprenticeship programme, choose the training provider and advertise apprenticeship vacancies.

The Government will apply a 10% top‑up to the levy funds on apprenticeship training in England. The top-up monthly amount will be paid at the same time the funds enter your apprenticeship service account. That means for every £1 that enters your account to spend in England on apprenticeship training, you receive £1.10 in return.

Non‑levy Payers:

Employers with a salary bill of under £3m (such as many SMEs) are not subject to the levy and will be able to access funding to cover 90% (and in some cases 100%) of the cost of apprenticeship training and assessment. Northumbria University is pleased to announce that we have been awarded this government funding and so are able to offer places on all our programmes to non-levy paying employers, although these places may be limited in number.

You will be taught by a diverse team of professionals who have a background in real estate practice as well as the academic expertise to give you a thorough grounding in all areas of the profession. Staff backgrounds range from real estate surveyors, residential and commercial valuers, agency surveyors, solicitors and development surveyors to planners and project managers.

The academic element of the apprenticeship will be complemented by practical workplace experience as you build up a detailed appreciation of client needs and learn from your colleagues in the workplace. By combining work and study, the course gives you the opportunity to apply what you have learnt in the classroom to real life situations from the very start of your studies.

As a degree apprentice you will spend around six to eight hours each week at Northumbria with the rest of your time spent in the workplace. The taught element of the apprenticeship is structured to advance your intellectual and personal development skills as well the industry-specific knowledge and understanding you need to work effectively in the real estate industry. Modules include property surveying, real estate economics, asset management, urban planning and city development, valuation, property marketing and agency and real estate investment and finance.

Teaching methods are varied because they are designed to achieve the best out of each module. As well as traditional lectures and seminars, you might take part in laboratory work, meet professional speakers, and undertake guided study sessions or self-directed independent learning.

Our assessment methods take the form of exams, research projects, reports, presentations, individual tasks, group work and project work.  During the final year, you will draw on the skills, knowledge and expertise you have developed over the last five years to complete a dissertation.

Whatever your aspirations in real estate, you will find the most up-to-date technology in our specialist laboratories. So whether you need access to industry-standard IT facilities, virtual reality suites or specialist workshops, you will find it on campus.

With many part-time students at Northumbria, our learning environment has been designed to help you stay in touch wherever you are. Northumbria’s technology enhanced learning (TEL) facilities provides remote access to module information, electronic reading lists and online learning resources such as podcasts, e-books and e-journals.  This facilitates use of materials outside as well as inside taught classes, supporting revision and assessment work.

This course lies within Architecture and Built Environment, a department that is ranked within the top 30 for research, with 50% of our outputs ranked world-leading or internationally excellent according to REF 2014, UoA16.

From the early stages of the course you will be immersed in a research-rich environment, taught by an experienced academic team with wide-ranging research interests in areas that include commercial conversions, urban land economics, sustainable urban development, redevelopment of brownfield land and property development appraisal and more.

You will develop a range of research methods and approaches that can be related to the demands of your workplace. You will learn theoretical and practical research skills as well as problem solving skills around project management, self-directed learning and communication skills.

Northumbria Real Estate graduates have a mature, intellectual curiosity developed through an examination and understanding of professional practice, current theories, and policy and real-life practice. They are active and responsible members of a global society that appreciate the need for sustainability and are able to use their knowledge to think independently, to challenge the opinions and conduct of others, and advise clients accordingly.

Given that you will already have a job, the emphasis of the apprenticeship is on improving your prospects within your workplace and making you a more valuable employee. Throughout the course, you will develop and apply many intellectual and transferable skills that will be invaluable in your career, from communication and problem solving to research and team-work. You will learn to work effectively as an individual managing yourself and others on project tasks and then evaluating and reflecting on the results.

As this is a new route no-one has yet graduated; however, students from our full-time course have gone on to work in a wide range of property careers across the commercial, residential, private and public sectors.

GCSE Requirements:

A good GCSE profile is expected including Maths and English Language at minimum grade C or equivalent.  If you have studied for a new GCSE for which you will be awarded a numerical grade then you will need to achieve a minimum grade 4.

Construction Technology (Core,20 Credits)

This module seeks to provide you with a fundamental understanding of how construction and structural technologies can be employed to address key principles of building, and to satisfy performance and regulatory requirements. You will also be introduced to the aesthetic, environmental, economic and legislative factors that influence the choice of technologies in the construction industry. In particular, you will develop an understanding of the following aspects of technologies for small-scale buildings:

- building envelope as a climatic modifier

Property Surveying (Core,20 Credits)

This module is designed as part of a package of first year modules to provide you with the key skills and knowledge to embark on a programme of study leading to professional qualification as a chartered surveyor. The module will draw on and supplement the module on Construction Technology.

The module will be introduced by exercises to identify the characteristics of property matching them to occupier demands. You will learn and experience land and building surveying and measurement, instructed in the use of surveying equipment and be able to apply these techniques in real building surveys. In addition you will learn how to analyse building defects and specify and supervise their remediation, in the context of the contractual obligations imposed in property purchase and leasing transactions.

It is essential that the property professions make a contribution in combating climate change and as such you will be taught a range of low carbon design and construction philosophies and the application of renewable energy technologies. Property refurbishment and enhancement can also make a substantial contribution to minimising the environmental impact of property occupation, you will apply the techniques taught to the refurbishment of a range properties.

Professional Practice (Core,20 Credits)

The module aims to facilitate the assessment of work based learning as part of your initial first year on the programme in order to promote good professional and personal development. This will take the form of an introduction to academic, study and professional skills and will draw on your first year studies into an ongoing portfolio of work related knowledge and experience. It aims to reflect the interdependence of the different topic areas you will study at Level 4, in the context of the surveying profession. Within this module you will learn the relevance of key surveying skills such as measurement and inspection of property, together with what is expected of you in the role of the surveyor in the workplace in terms of professional ethics and work standards. The academic content and skills set acquired within the module will assist in personal development in terms of your current and future career aspirations. In this respect, the programme is accredited by the Royal Institution of Chartered Surveyors and will give you the opportunity to apply core knowledge of the RICS Chartered Surveyor Degree Apprenticeship in preparation for the RICS Assessment of Professional Competence (APC) should you wish to do so.

Development and Construction Economics (Core,20 Credits)

The demand for construction and property is generated from the global, national and regional economy. In this module you will learn how the surveyor works within the economic environment to provide the good and services demanded by society. You will learn about the basic and fundamental economic concepts such as demand and supply theory, market mechanism and macroeconomic objectives in order to develop an understanding of economic theory as applied to the construction industry and property. These fundamentals will be developed to help you understand money supply, the concept of risk and return and investment finance. Practical exercises will help you understand the components of value in property, property development and the construction process. You will learn about the role, key activities and the basic skills of the surveying and construction professions in different stages of the development and construction process with introductions to the key functions, professional practice techniques and concepts that are commonly deployed within the built environment such as property valuation, cost estimating and property procurement methods.

Law for Surveyors (Core,20 Credits)

You will learn about the key areas of law, which are relevant to the surveying profession, and also start to develop professional skills. Topics include:

• Introduction to the English Legal System and how the law affects the work of surveyors
• Sources of law, reviewing a case, interpreting legislation, legal research and problem solving techniques
• Contract Law
• Land law; land ownership, land registration, public and private rights affecting land and adverse possession.
• The sale of land; overview of the conveyancing process, different methods of sale including auctions and tenders.
• Tort : Negligence, Professional Negligence, Occupiers' liability, nuisance and Trespass.
• Landlord and Tenant Law; reading a lease, key lease obligations and remedies for breach of covenant.

This module will develop your digital communications skills and understanding. You will be introduced to cutting-edge digital communication tools and will establish an advanced knowledge of these tools and their usage in built environment sector. In doing so, you will enrich your ability to choose and apply appropriate communication techniques within a project cycle. You will also be able to demonstrate your new skills in the design, specification and communication of projects within future learning and professional practice.

Applied Valuation (Core,20 Credits)

On this module, you will be learning and developing valuation theory and methodology and applying it to market based scenarios. You will be introduced to the RICS Valuation – Professional Standards (the Red Book) which will give you an understanding of the professional requirements of a chartered surveyor working in valuation. You will develop your IT skills in the use of Excel and also through the preparation of a Red Book valuation report to simulate the valuer’s working environment. You will also be introduced to valuation for statutory purposes through the process of calculating value for business rates.

Within Applied Valuation the range of topics studied include:

• Valuation principles and the role of the valuer
• Material considerations which affect value and sources of information
• Collection, analysis and presentation of comparable data
• Context and content of the RICS Valuation – Professional Standards
• Use of investment methods of valuation for freehold and leasehold interests and their application to live property scenarios

The module introduces you to the concepts and practices of commercial and residential property asset management, including landlord and tenant relationships, leases, and an initial consideration of the legal and practical issues.

At the end of the module you will be able to identify the main legislation and important legal documents applicable to the surveyor’s role. You will be able to apply theory to practice and will have improved your work related skills in various fields.

In Semester One the module will focus on the marketing process from initial receipt of instruction to successful completion of the transaction. In the first instance this will be for the letting of a commercial property on the basis of a new lease and will include:

Real Estate Economics (Core,20 Credits)

You will learn about and examine the economy and core economic concepts and how these are related to, and influence real estate markets and performance. The module aims to provide students with the opportunity to apply economic theory to real estate markets; specifically the development, use, management and adaptation land and buildings in an urban context. At the end of the module you should be able to employ real estate market and other economic data to analyse the nature, condition and structure of urban real estate markets. Urban Planning and Development (Core,20 Credits)

Planning mediates between competing interests in society and guides, shapes and regulates the use of land and property. The primary policy goal is to deliver and/or facilitate 'sustainable development'.

In this module you will explore the significance of planning in order to facilitate economic, social and environmental objectives within the development process. The module explores the nature of planning from a development perspective by engaging with policy, practical examples and key development concepts. It considers the guiding principles of planning, the statutory processes and procedural dimensions, the management of development, contemporary planning practice, key actors and agencies, synergies between planning and urban regeneration and the competing and evolving dynamics of urban development.

You will develop, throughout this module, academic and professional skills relating to the evaluation of policy; effective communication; self-direction and personal responsibility and appreciate social and ethical aspects of the development process.

Business and Professional Development (Core,20 Credits)

The module aims to facilitate the assessment of work based learning as part of your academic programme in order to promote professional and personal development and enhance interpersonal skills.

It will give you the opportunity to apply appropriate sections of the RICS Assessment of Professional Competence in preparation for when you register for the APC. Initially you will be required to select half of the RICS Mandatory Competencies and then to devise and implement a strategy to achieve the selected competencies. The second part of the module is based around an individually negotiated work based project that will be of benefit to your employing organisation. It is to focus on one of the APC Competency areas in which you are gaining experience.

You will be assessed in two ways. The first will by a portfolio demonstrating how the competencies have been achieved. The second will comprise an oral presentation and a written report.

Corporate Real Estate Management (Core,20 Credits)

You will be introduced to a strategic overview of property portfolio management, which includes the corporate occupier, reflecting the changes in property management practice. The module is intended to provide you with an insight into property and strategic asset management. This includes identifying and analysing current business trends and changing patterns of property occupation set within the context of a legal structure that must be employed by the real estate surveyor.

Commercial Real Estate Appraisal (Core,20 Credits)

In this module you will develop existing knowledge gained in previous years building on valuation techniques and critically applying these skills to current market scenarios. You will consider the appraisal of real estate and how this applies to the profession as a whole and how to advice a client/stakeholder appropriately through the RICS Valuation – Professional Standards and other professional requirements such as the International Property Measuring Standards. You will also consider the current issues facing both the profession and real estate markets. This will prepare you for a career as a Chartered Surveyor and build towards the RICS Assessment of Professional Competence (APC) pathway.

Within Commercial Real Estate Appraisal you will study a range of topics including:-

• Valuation/appraisal methodology and applying to different scenarios
• Secured lending valuations/appraisal

Surveying Dissertation (Core,40 Credits)

This module is designed to support you in independently pursuing an original piece of research on a built environment topic of your own choice and aims to provide you with an opportunity to design and conduct a substantive piece of investigative work that is directly related to your programme of study. You will draw upon and develop your independent research skills to answer a research question or test a hypothesis of your choosing. You will assemble and review relevant scholarly literature and data and to present a cogent, reasoned and objective critique of published scholarly work on your chosen topic, in order to define a precisely focus for your research.

You will develop expertise to achieve the following:

• identify an appropriate research topic
• critically review relevant academic literature;
• formulate research questions/hypotheses and appropriate methods of inquiry;
• collect your own data and/or using existing datasets and literature
• analyse and interpret your results using appropriate quantitative, statistical and/or qualitative techniques,
• relate your findings to existing and up-to-date literature and theory;
• objectively appraise the ethical considerations of conducting research; and
• independently manage and implement your own research project.
